Clearing a clogged attic condensate drain before it hit the ceiling

Why they needed it

The air handler sat in the attic directly above finished ceilings, and the emergency pan under it was full of dirty standing water with rust across the surface. That pan is the last line of defence: once it overflows or corrodes through, water goes into the joists, the insulation, and the drywall below. Ceiling stains would have been the next thing the homeowner saw, and by then the repair is a drywall and mold job rather than a drain job.

What we did

Cut the PVC drain line with a ratcheting cutter and connected a nitrogen tank to push a high-pressure dry-gas flush through it, which breaks up compacted algae and slime with kinetic force rather than chemicals or added water. Extracted all the standing water, scrubbed the loose rust off the secondary pan, and coated it in Plasti Dip rubber sealant so the corrosion cannot spread into pinholes. Re-coupled the drain line with industrial PVC primer and cement, then powered the system back up and ran a full performance check.

About the price on this job: The flat price shown above covers the standard clear and flush of the primary line. This visit went further than that: the pan had already corroded, so it also took water extraction, a Plasti Dip reseal, and a re-coupled drain line. Work at that level is quoted after a look at the pan, and it is exactly what a routine flush is meant to prevent.

FAQ

Common condensate drain service questions.

The usual signs are water in the emergency pan under the air handler, a system that shuts itself off for no obvious reason if a float switch is fitted, or no drip from the secondary exterior drain line on a humid day. Ceiling stains mean it has been backing up for a while.
Pouring distilled white vinegar into the drain access port every few months helps slow algae and sediment. That is maintenance, not a fix. Once the line is fully blocked it needs clearing, and standing water in the pan needs extracting before it corrodes through.
